Questions to ask before buying land
- If in a subdivision, is there common land that has been deeded to the town or is it part of the individual ownership? This impacts your insurance and taxes.
- What percentage of the acreage is usable vs. conserved?
- Does the public have access and what is allowed on the common acreage such as snow mobiles and four wheelers?
Regardless of being located in a subdivision building set backs are important to know if you are planning to add on to an existing structure or have other detached construction plans. Building lots not within a subdivision often times will be considered lots of records that have been pre-existing. A common lot size may be 2 acres in a residential zone for many rural towns however a lot of record may only be 1 acre. Land for sale in NH regardless of the actual lot size can still be a building lot as long as the structure and improvements can fit within the setbacks.
